The Insider’s Guide to Hiring a Quality Roofer

There are many companies with magnetic signs on the side of their trucks that offer roofing services, but are they reputable? Your home is a big investment, and as a homeowner, you need to protect it. The best way to do that is by thoroughly investigating the background of prospective roofing contractors. If you are familiar with the sign of a quality roofer, it will be a painless process.

Ask Questions and Do Your Homework

If you have never hired a contractor before you may not know where to begin, but with anything else, your family and neighbors are the best resources. Check with your local home improvement store, since they can be a plethora of information, and no doubt, the employees will have recommendations. Once you have one to three prospects, start your research, and get these questions answered.
  • Do they have a current business license, liability insurance, county and/or state roofing contractors licenses, and a worker’s compensation certificate? Ask for copies. Do make sure that dates are not expired.
  • It is always a good idea to call your local licensing board to make sure there are not any complaints against the contractor. The Better Business Bureau is another site that can offer insight to their business practices.
  • How long have they been in business? Do they have an office locally? Do they hire subcontractors? If so, you will need copies of their worker’s compensation and insurance forms.
  • Can they provide local references? This is where the research comes in handy. No company is going to give the name and number to a customer that had an issue with their work, but it is still important to talk to their references and get their perception of the company.
  • How many projects in the last two years have they completed that are similar to what needs to be done? Ask that at least one reference be from a similar project. Also, ask how many projects they have going on at the moment. You want a contractor that is reputable, but you want a roofer who values quality over quantity.

They Passed Your Test: What Comes Next?

Now that you know that your contractor is qualified, you can now ask them to come out to inspect your roof. This is where you will get your estimate. You will still have more questions, and a quality roofer will be patient and provide you with answers. A contractor should explain the process of the inspection. It should begin with a quick consult, with them asking you questions about why you need their services. If your leak is on the inside, make sure that you have access to the attic readily available. This is the best way for your contractor to check for water damage.

The next step will be to get up on the roof itself to look for failing areas. Roofers have the option to use satellite estimates, which is an exact science used to measure the area of your roof. This will cut costs when it comes to not having to buy unneeded supplies. These photos run from fifty to ninety dollars each and can be a helpful tool for you as well your contractor. You will see the damage on your roof first-hand and know your contractor is not padding the estimate with unnecessary repairs.

You will also need to ask how they intend to keep your property safe and clean during the entire project. How will they protect your lawn and foliage? You need to spell out their responsibility in your contract, if damage occurs. Trash removal and the vehicles used should be addressed as well. Rubber tires can help reduce damage to lawns, but a plan detailing where dump trucks and waste receptacles are allowed is suggested. Nails can pose a problem, but the use of a magnetic roller can prevent injury and tire damage. Your contractor should have a solution available.

Get It All in Writing

A common mistake that homeowners make is not getting all discussed details in writing. A complete construction schedule, stating how long the project will take, as well as any other items you discussed during the inspection needs to be in the contract. The work performed by your contractor and most materials used will be under warranty, and your roofer can provide the terms of each.

This process takes time, and the research you do will be worth it. Your instincts are going to lead you in the right direction.
